Inspired Projects was appointed to deliver an extensive refurbishment programme at Dean House, a purpose-built student accommodation property managed by Homes for Students.

Dean House offers cluster apartments with shared living facilities and private ensuite bedrooms, providing students with a balance of communal living and personal space.

The project involved the refurbishment of 95 student bedrooms across 19 flats, alongside upgrades and improvements to ensuite bathrooms, shared kitchens, hallways and corridors.

With the property remaining occupied throughout the works, the refurbishment was delivered in phases, with two flats completed approximately every three weeks. This carefully coordinated approach allowed residents to move into newly refurbished accommodation as work progressed through the building, minimising disruption.

Bedroom Refurbishments

The existing bedrooms underwent a comprehensive refurbishment to improve their appearance, functionality and overall condition.

Works began with the removal of existing furniture and flooring, followed by extensive preparation and repairs to walls, ceilings and woodwork. This included making good damaged surfaces, addressing water damage and applying stain-blocking treatments where required.

The rooms were then redecorated, with new flooring installed throughout to create a fresh, consistent finish.

Each bedroom was fitted with a new furniture package, including beds, wardrobes, desks, drawer units, shelving and other essential furnishings, creating practical and comfortable spaces for students to study and relax.

Ensuite Bathroom Upgrades & Repairs

Alongside the bedroom refurbishments, Inspired Projects carried out a range of improvements and remedial works to the ensuite bathroom pods.

Works included replacing deteriorated grout and sealant, installing illuminated vanity cupboards, replacing toilet seats, stainless steel door thresholds and damaged bathroom fittings.

Extensive plumbing repairs were also undertaken throughout the property to address existing maintenance issues and water damage.

In some bathrooms, persistent leaks had caused deterioration to the supporting timber framework, requiring the removal of existing pod bases, installation of replacement supports and construction of new tiled wet room floors.

Our sister company, Ametros Facilities Management, supported the refurbishment programme by carrying out deep cleaning of the ensuite bathrooms, helping prepare the facilities for residents.

Hallway, Corridor & Kitchen Area Improvements

The refurbishment extended beyond the bedrooms, with painting, decorating and remedial works carried out throughout the communal hallways, corridors and shared kitchens across the 19 flats.

Works included repairing damaged surfaces, preparing and repainting walls, ceilings and woodwork to refresh these high-traffic areas and create a consistent finish throughout the accommodation.

Additional works were completed within the property’s reception area, including relocating reception to an alternative room, making good the former reception space and refurbishing the surrounding flat.

A new door was installed to separate reception from the remaining accommodation, alongside the provision of an external storage shed for the property.

Furniture, Fixtures & Equipment

A key element of the project was the replacement of existing bedroom furniture with a coordinated, contemporary furniture package.

Furniture manufacturer Foliot manufactured and installed the graphite-finish bedroom furniture, with Inspired Projects coordinating the installation as part of the wider refurbishment programme.

Each refurbished bedroom received new furniture and fittings, including beds, wardrobes, desks, drawer storage, shelving, coat hooks and other essential items.

Our sister company, TSS – The Student Shed, supplied mattresses, desk chairs, mirrors, notice boards and paint for the refurbishment works.

By coordinating procurement and furniture installation alongside the building works, the project team ensured each bedroom was furnished and ready for occupation upon completion of its refurbishment phase.
